The first judgment is against Anna Mae Surotchak, 321 W. Ridge St., Lansford. It was ordered on Oct. 2, 2018, by Magisterial District Judge Casimir Kosciolek of Lansford in the amount of $2,457.
The second judgment is against Shane J. Wright, 224 Franklin St., Lehighton. It was ordered on Aug. 29, 2019, by Magisterial District Judge Eric Schrantz of Jim Thorpe in the amount of $1,909.43.
The third judgment is against Keith D. Kerrigan, 18 Cub Lane, Jim Thorpe. It was ordered on Oct. 21, 2019, by Magisterial District Judge Eric Schrantz in the amount of $4,302.94.
The fourth judgment is against Shannon L. Sotack, 1960 Hudson Drive, Weatherly. It was ordered on Jan. 28, 2018, by Magisterial District Judge Joseph D. Homanko Sr. in the amount of $1,963.61.

Mortgage foreclosure complaints
The American Advisors Group, Lansing, Michigan, has filed a mortgage foreclosure complaint against Thomas Dolinsky, 711 E. Center St., Nesquehoning, Thomas Dolinsky, Washington, D.C., Janet Ciriello, Las Vegas, Nevada, and heirs of Mary Maradeo, 711 E. Center St., Nesquehoning, over a property at the latter address. Judgment in the amount of $289,026.17 is sought.
Wells Fargo Bank N.A., Fort Mill, South Carolina, has filed a mortgage foreclosure complaint against Steve E. and Paula S. Christman, 628 Coal St., Lehighton, over a property at that address. Judgment in the amount of $45,138.18 is sought.
Complaint appeals decision
Capital One Bank, U.S.A., N.A., Glen Allen, Virginia, has appealed a district justice’s decision and filed a subsequent complaint against Richard A. Williams, 76 Mansi Drive, Albrightsville, alleging he defaulted on a credit account.
The plaintiff appealed the Dec. 4, 2019, decision of Magisterial District Judge Eric Schrantz of Jim Thorpe and filed a complaint seeking judgment in the amount of $2,391.47 that it contends Williams owes.
IRS judgments filed
The U.S. Internal Revenue Service, Cincinnati, Ohio, has filed two judgments.
One is against William D. Hawk, 214 Summit Drive, Jim Thorpe. The lien is in the amount of $18,660.04 and represents 1040 taxes owed for 2012, 2013, 2014 and 2016.
The other is against Matthew Feller, 39 Dowbush Road, Lehighton. The lien is in the amount of $177,970.66 and represents taxes owed for the period of March 31-Dec. 31, 2017.
Municipal lien filed
The Borough of Palmerton, 443 Delaware Ave., Palmerton, has filed a municipal lien against James A. Medei, 339 Hillside Ave., Palmerton. The lien is in the amount of $1,748.78 and represents unpaid sewer and water bills relating to a property at that address, plus costs.
Delinquent assessments alleged
The Blue Heron Homeowners Association, Moscow, owners of a development in Lake Harmony, has filed a civil action against Mark J. and Elizabeth MN. Ameer, Pottstown, alleging they owe assessments to the association that are delinquent.
The plaintiffs say the Ameers own property at 67 Ruffed Grouse Court, Lake Harmony, which is subject to assessments allowed under the PA Uniform Planned Community Act.
The association is seeking judgment in the amount of $31,610.69 in assessments, late fees, fines, charges and expenses, plus attorney fees and costs.
Liquor license appeal
Mallard Markets Inc., 161 S. Second St., Lehighton, and Shrikbk LLC, 577 Delaware Ave., Palmerton, have filed an appeal of a liquor license denial ruled by the Pennsylvania Liquor Control Board, Harrisburg.
The pleadings state the two parties entered into an agreement for the sale of the license, with Mallard having applied to the PLCB on April 2 for a “double transfer” of the license from Shrikbk. The plaintiffs state at a hearing held Oct. 23, Shrikbk provided testimony that it was unable to comply with PLCB regulations regarding compliance with the application process. The plaintiff states it could not conform with the plans approved by the PLCB because it did not receive the proper financing for the expansion of its beer store at 577 Delaware Ave., Palmerton, and that it was unable to provide the amount of parking it would need pursuant to the Palmerton Zoning Ordinance.
The plaintiffs, citing PLCB vs. Rauwolf in Commonwealth Court, state that court opined “when a licensee is faced with the impossibility of completing remodeling or construction, prohibiting a transfer would certainly be an absurd or unreasonable result. It would mean that the whole purpose of obtaining prior approval could be frustrated as far as the owner is concerned.”
They are asking the court to approve the license transfer from Shrikbk to Mallard.
