Planning commission makes no recommendation on proposed warehouse

The Carbon County Planning Commission reviewed 10 subdivision and lot line plans during its monthly meeting on Tuesday, but half of the plans had a number of issues that need to be resolved before projects can proceed.

The largest plan that was reviewed, but no recommendation made due to the problems with the plans, is from Exeter Industrial Drive Route 940 Land LLC and Blue Ridge Real Estate Company.

The plans call for developing 284 acres near the intersection of the Francis E. Walter Road and Route 940 in Kidder Township. A 921,250-square-foot warehouse and 288 employee parking spaces and 287 truck parking spaces is proposed.

Ivan O. Meixell Jr., county planner, outlined his findings for the proposed development for the board, adding that the plans have “several areas of noncompliance with the requirements of the Kidder Township land development and zoning ordinances that precludes any recommendation for approval of this land development at this time as submitted for our review.”

Meixell said that there are 23 items from preliminary plan requirements for major subdivisions, final plan requirements for major subdivisions, developers agreement, firefighting water sources, general design and site standards, landscaping, noise and waste containers.

He then said that the commission’s review comments would be sent to the Kidder Township Planning Commission, Kidder Township Supervisors, applicant and engineers to be included with future discussion on the project.

The planning commission also recommended conditional plan rejection for the following plans:

• Lorraine G. Barbella of Palmerton proposed a lot line revision at 1200 Third St. The plans call for combining two lots to create a 1.4292-acre lot. It was noted that Barbella clear-cut one of the lots within the 50-foot limitation on earth disturbance activities within the top of the stream bank of Park Run Stream and excavated a drainage trench on the property.

• Michael T. and Shelly A. Williams proposed a subdivision at 425 Firehouse Road, Towamensing Township. The plans call for combining two lots to create a 15.3147-acre lot.

• Patricia A. Burke proposed a lot line adjustment near the Full Gospel Korean Church, 1863 Route 534, Penn Forest Township. It called for redrawing the lot lines on two lots.

• Andrew and Christopher Parucker proposed a subdivision/lot line revision at 1990 Deer Lane, Towamensing Township. It called for combining two lots and then splitting it into three lots and dedicating one 0.3442-acre lot to Towamensing Township.

Other plans

• Kerry J. Solt and Doris Swolensky received conditional plan approval for a proposed subdivision/lot line revision at 510/530 Craig St., Bowmanstown. The plans call for subdividing Swolensky’s lot into a 0.85-acre lot and a 0.07-acre lot and combining the 0.07-acre lot with Solt’s lot to create a new 0.99-acre lot for Solt.

• Gary D. and Leanne L. Olewine received conditional plan approval for a proposed lot line revision at 9955 Interchange Road, Towamensing Township. The plans call for combining two lots into one lot.

• Lorraine A. Ogden and Francis E. Bennick received plan approval for a proposed subdivision at the intersection of South Street and Laurel Road in Jim Thorpe. The plans call for creating two lots, part of which is the stream in that area and conveying it to the Germantown Grove Club Inc.

• Joe Neff received conditional plan approval for subdividing 16.630 acres into three lots at 853 Jamestown Drive in Mahoning Township.

• Jerusalem United Church of Christ received conditional plan approval for a proposed land development at 545 Church Drive, Towamensing Township. The plans call for constructing a 3,036-square-foot building addition at the rear of the church and seven parking spaces.
